Construction & Development
TOLTEC builds resort style Class “A” Luxury Apartment Homes from the ground up. We believe in strong regional partnerships with general contractors that have local and regional expertise. We position ourselves and our investors in markets that show strong rental rate growth, increased job opportunities, corporate relocation and expansion, net positive migration, and emerging urban demographics.
Our leadership team of construction, finance, and banking experts have a passion for creating apartments with a feeling of community, and residences that intimately reflect residents’ taste, needs, and desires. All new development/construction and redevelopment/renovation projects are

On the existing assets we acquire we implement Value-add strategies to increase the property gross revenues and Net Operating Income (NOI). Investment
INSTITUTIONAL CAPITAL AND PRIVATE INVESTMENT
Given our leadership’s extensive backgrounds in finance and banking, we have deep relationships with real estate investment firms, institutional capital partners, and a very strong network of high-net-worth accredited investors and family offices that invest in our projects. We have aligned interests and always make meaningful co-investment equity contributions alongside our investors. We share all the financial risks and returns afforded to our investment partners.
RISK MANAGEMENT AND COMPLIANCE
TOLTEC holds legal compliance as their number one most important discipline when entering a new existing apartment acquisition or a new development project. TOLTEC secures all investment capital through professionally structured private partnerships or fully compliant 506 Regulation “D” Registered Private Placement Memorandums when investors exceed the allowable limit for private partnerships. All investors in the 506 Regulation “D” Registered Private Placements are fully accredited and meet all thresholds of accredited status based on the SEC rules and regulations.
Property Management
Our company principles and investors have an extensive background in property management. We use a proactive property management approach along with a comprehensive due diligence process. We actively monitor all service providers to maintain the lowest expense ratios possible. All our partners have managed and continue to manage their own commercial and residential real estate holding for decades.
However, we believe in utilizing the best and most efficient management practices that will ensure the highest possible returns to our investors. Our properties are all professionally managed by a Top 10 United States management company that specializes in Multifamily Apartment management. They manage over 112,000 units of multifamily apartments in more than 20 States and are Ranked 7th on the NMHC’s Top 50 Largest Apartment Managers.
